KMP were appointed as Contract Administrator and Employers Representative on Diageo’s first experiential project in London. The 54,000 square foot, £73M Guinness Open gate Brewery, involved the modification and extension of three buildings organised around London’s last remaining (grade II listed) brew yard, in the heart of Covent Garden.

 

The project included the creation of a new Guinness visitors experience, retail experiences, a  new brewery as well as five bars and restaurants. The works involved substantial “cut & carve” as well as the addition of two stories to the existing Shelton Street Building. The project was rated BREEAM excellent.

 

The Guinness Open Gare Brewery was procured using a combination of Traditional Contracts and Construction Management Contracts, which enabled a fast-track approach to construction. The site was successfully handed over to the operations team allowing for its grand opening in winter 2025.
